Autumn in New England is the second best time of the year to sell a home. Moderate temperatures and the beauty of the season help everyone to relax. Families are back from summer vacations, the kids have gone back to school, football season has begun and the holidays are still a safe distance away.

The fall real estate market begins in a few weeks, and lasts only about six to eight weeks. To prepare your home for sale this fall, let me suggest some strategies to get the most out of your property. From cosmetic to strategic, smart sellers can take advantage of a few simple tips to help close the deal.

??? Create autumn curb appeal:

Look and evaluate your home as if you were a buyer. This is possibly the most important step to ensure that your house sells for a reasonable price. Do as much as possible to improve the home's appearance: touch up the paint, fix leaks, and seal any cracks.

Rake dead leaves and debris off your lawn. Cut away summer vines and dead flowers. Plant some fall mums and marigolds; yellow is a home-selling color. Accent the flowers with pumpkins. Your windows need to sparkle. Wash windows inside and out and remove screens to let in the most light possible.

Start to pack and de-clutter??”remember, your goal is to sell your house and move.

??? Pricing for a reasonable, profitable listing:??????????????????????????????????????????????????????????????????????????????? ???????? This is the greatest challenge for every home seller and one that I can help you meet.? In today's declining market sellers must competitively price their home. As a seller, strategic planning is essential and determining a listing price should not be an emotional decision.? A professional estimation of a legitimate selling price will be extremely valuable. For example, a carefully prepared competitive market analysis can show how your house compares to others for sale in your area. With my many years of experience, I can objectively evaluate your home's location, condition, and size. Properly priced homes will sell quickly in the current market, and as your Realtor I will work with you to determine what that price should be.? In the end I will negotiate with a buyer on your behalf to ensure a good, reasonable market price.

??? What are the market conditions???????????????????????????????????????????????????????????????????????????????????????????????? ????????????? The market conditions for sellers this fall are fantastic!? The inventory is low, prices have rebounded and for the first time in many years I am seeing multiple offers presented on my listings.? Buyers are relocating to this area, couples are downsizing and families are buying up.?? With current interest rates remaining low and buyers looking for fresh inventory, this fall is an excellent time to sell your home.

??? Let my marketing plan work for you:????????????????????????????????????????????????????????????????? ??????????????????????????????????????????????Ninety percent of homebuyers begin their search on the Internet. My state-of-the-art website will provide you with the information you need: you can view houses online, receive updates via e-mail, and make use of the many links to helpful tools. To showcase your home online, I will arrange to have professional photos of your home taken, and included on many other real estate websites. In addition to Internet marketing, I provide my clients with print and direct mail advertising to ensure maximum exposure for their listing.

??? Make the most of the fall season:

If you choose to list your home for sale in the fall, let me help you stage, prepare and sell your home. I can price your house competitively to sell in the shortest period of time. Let's maximize first impressions and attract multiple offers by following the tips in this article.
