What if I could only give you one series of tips, to get top dollar for your home? Well, I would have to say that the best piece of advice I have always given my clients has been not to “rush” the home onto the market, instead of taking the time to prepare a property. For this, a pre-marketing team is an essential value-added service for an agent to bring to the table, and is the second thing you should ask a potential listing broker (right after the obvious question of how many homes he or she has sold.)

I often hear buyers proclaim that a condo fee is “too high” yet these same buyers don’t seem to know exactly what determines a condo fee. It is impossible to assess if the fee is “too high” without knowing the history of any “special assessments”. A community that defers maintenance and keeps the fee artificially low will eventually have a large special assessment.

To assess your home, I always recommend that you begin with your home's infrastructure, or its “bones.” To get a complete picture, start at the top (roof and attic) and finish at the bottom (foundation and cellar).
